Repair or replace? Answer 6 questions

Takes about 5 minutes. Answer from what you can see from the ground and the attic.

  1. 1. How old is your roof?
  2. 2. Has your roof leaked?
  3. 3. Are shingles curling, cracked or missing corners?
  4. 4. Do you find granules (dark sand) in the gutters or at the downspouts?
  5. 5. Has hail hit the roof since it was put on?
  6. 6. Do shingles blow off in strong wind?

What's inside

  • 6 questions on roof age, leaks, shingle condition, granule loss, hail and wind.
  • A score from 0 to 16, with a plain answer: repair, keep an eye on it, or replace.
  • What to do next for your result, with no sales pitch.

Who it's for: Denver-metro homeowners with an older or leaking roof who want to know if a repair will do.

How the scorecard works

Each answer adds points. Older roofs, repeat leaks, curling shingles, granule loss, hail and wind damage all push the score up. A low score usually means a repair will do. A high score means the roof is wearing out across the board.

Questions homeowners ask

When is it better to replace a roof than repair it?

Replacement usually makes sense when shingles are curling or bare across whole slopes, leaks show up in more than one place, or the roof is 20 years or older. A single leak on a younger roof is usually a repair.
